The Office of the Elkhart County Assessor is responsible for accurately and uniformly determining the market-value-in-use of every parcel in the county. This is achieved by using three approaches to value: Cost, Income, and Sales Comparison.
The State now requires annual adjustments of assessments to reflect changes in the market. Here you will find documents explaining various processes used in the valuation of property.
Pursuant to IC 6-11-4-4, the process of Cyclical Reassessment has commenced. Every year, we are now required to reassess approximately 25% of the parcels in Elkhart County. You can fill out our Cyclical Reassessment questionnaire below.
