The Office of the Elkhart County Assessor is responsible for accurately and uniformly determining the market-value-in-use of every parcel in the county. This is achieved by using three approaches to value: Cost, Income, and Sales Comparison. The State now requires annual adjustments of assessments to reflect changes in the market. It is the goal of the Auditor’s office to maintain consistent, professional and courteous service to the taxpayers in a timely manner. We are committed to providing accurate accounting, reporting and auditing services to the citizens and governmental units in accordance with Federal, State and local laws in an efficient manner.
Additionally, the office handles all transfers of ownership of real property to maintain the tax rolls, maintains property boundary information on the County GIS system, calculates property tax for all real, personal, mobile homes, and special assessments and maintains the TIF areas in the county.
The Auditor also serves as Secretary to the County Council. The Auditor maintains all budgets, additional appropriations, transfers, and abatement applications as well as the minutes of all County Council proceedings.
